Maintenance Supervisor

The Maintenance Supervisor is responsible for a full range of
custodial and property maintenance duties including painting,
heating and ventilation troubleshooting and repair, responding to
work orders, minor plumbing and electrical work, snow shoveling
and landscaping while maintaining compliance with all applicable
laws, regulatory and organizational standards.
1. Responsible for Property Maintenance and Repairs to include:
a. Performs assigned basic maintenance and repairs on grounds,
buildings, and equipment. Maintains assigned buildings, equipment
and grounds in good repair and free from electrical, plumbing,
heating, cooling, and other hazards.
b. Performs assigned maintenance and repairs including basic
plumbing, plastering, painting, carpentry, mechanical, heating,
cooling, cleaning, and other as directed; and according to
approved work orders. Manages bidding and oversight of all
contractors for above mentioned repairs/maintenance, as needed.
c. Checks on work orders daily and performs necessary repairs to
the highest quality standards. Returns finished work orders
promptly indicating work done.
d. Ensures all employees who perform the maintenance or repair to
implement the lockout/tagout procedure before the work begins.
e. Performs preventive maintenance procedures on mechanical
equipment on a scheduled basis; repairs or replaces broken parts;
maintains record keeping or logs of completed work.
f. Implements and teaches fire safety procedures, conducts fire
drills, verifies that smoke detectors and fire extinguishers are
operational. Follows all established safety procedures and
precautions when on duty; maintains fire alarms and emergency
generators in good working order.
g. Responds to plumbing problems and performs necessary repairs
such as repairing leaky faucets, replacing drain pipes, auguring
drains, leaking toilets.
h. Maintains and assures compliance with the Life Safety Code
standards and regulations.
i. Periodically inspects, repairs, and replaces all defective
electrical outlets, connectors as necessary.
j. Immediately reports all incidents/accidents, unsafe/hazardous
conditions, and/or equipment breakdowns/failures to the
supervisor.
k. Maintains all work areas in a clean and safe condition, and
equipment properly stored upon leaving a work assignment, whether
on break or at end of workday.
l. Handles and stores all hazardous/toxic chemicals according to
manufacturers’ instructions, and locks away when not in use;
disposes of trash, waste, and other disposable products in
compliance with applicable government regulations.
POSITION REQUIREMENTS:
Required Education: High school diploma or general education
degree (GED)
Preferred Education: Associate’s degree from a college,
university, technical school
Required Experience: 5 years’ experience in general property
maintenance
